How it works

  1. Answer a few questions (about five minutes): who your association is, what records you want, and where you live. Plain English, no legal words required.
  2. Read it, edit it, send it. You get your finished letter in full before you pay, you can change any wording you want, and paying is what sends it. Nothing is printed until you do.
  3. We mail it certified, within two business days. We print the letter, send it USPS Certified Mail with Return Receipt, and hand it to the Post Office. The signature comes back to you as a signed PDF.
  4. Watch their clock start. Live USPS tracking on your own page. The day it is delivered, the association's statutory deadline starts, and we count it down for you.

The moment your letter is delivered, a statutory deadline starts running. Certified mail is what proves the date it started, which is exactly why we send it that way.

What you can send

Records request (condo and HOA)

Budgets, minutes, financials, contracts, your account ledger, insurance. If it is an official record, you are entitled to inspect it. § 718.111(12) for condominiums, ten working days; § 720.303(5) for HOAs, ten business days.

Written inquiry (condo only)

Ask the board a direct question in writing, and force a written answer on the record. § 718.112(2)(a)2, residential condominiums: sixty days if the board seeks a legal opinion, ten days after it receives Division advice. A board may adopt a rule limiting owners to one inquiry per unit each 30 days.
