Florida Association Records is a document-preparation and mailing service. We are not a law firm, we are not attorneys, and we do not practice law. Nothing on this site is a legal service.
We take the answers you type into the wizard, place them into a letter that cites the Florida statute you selected, and mail that letter for you. You choose which records to ask for. Before anything is printed or mailed you read the finished letter in full and may edit any of its wording; paying is what sends it, and nothing is printed or mailed until you do. The letter that is mailed is the letter you approved by paying for it.
Using this site, buying a letter, corresponding with us, or reading anything we publish does not create an attorney-client relationship between you and anyone. We do not represent you. We cannot represent you.
If a lawyer is involved in operating this site, that lawyer is not your lawyer, is not acting as your lawyer here, and owes you none of the duties a lawyer owes a client.
Our guides describe what the Florida Statutes say. They do not tell you how the law applies to your situation, which records you should request, whether to send a letter, or what to do if an association refuses. Those are legal questions, and answering them for you would be practising law.

Because there is no attorney-client relationship, the attorney-client privilege does not protect anything you type into this site or send to us. Do not send us information you would not want an opposing party to see. Your letter, once mailed, goes to your association and is not confidential.
The letter goes out over your name and your return address. You are the mailer of record, which is why the signed return receipt comes back to you rather than to us. We act as your mailing agent and nothing more.
You are responsible for the accuracy of what the letter says, including the association's name and address, your own details, and anything you write in your own words.
We promise to prepare your letter and mail it USPS Certified with return receipt. We do not promise that your association will produce the records, respond at all, respond on time, or pay you anything. We do not promise that a court would award statutory damages in your case.
Delivery depends on the United States Postal Service. An address the association has on file with the state may be stale, and mail sent to it may come back. We will tell you when that happens.
This service covers Florida community associations under chapters 718, 719 and 720 of the Florida Statutes. Our letters and guides cite the 2025 edition as published by the Florida Senate. The Legislature amends these chapters most years, and it rewrote much of both records provisions in 2024. Each guide shows the date we last checked it.
The law may have changed since. Check the current text before you rely on a citation.

Florida Association Records prepares Florida condominium and homeowners' association records requests and written inquiries under §§ 718.111(12), 718.112(2)(a)2 and 720.303(5), Florida Statutes, mails them USPS Certified with Return Receipt, and tracks the statutory deadline that delivery starts.
